Apartments.com raises US rent-growth forecast as multifamily vacancy falls to 4.3%

On Aug 12, 2026 Apartments.com raised its US apartment rent-growth forecast, now expecting 1.4% in Q3 2026, a 70-basis-point upward revision. CBRE pegged Q2 2026 multifamily vacancy at 4.3% (down 50 bps QoQ) with net absorption of 167,500 units, nearly double Q1, as new deliveries fell 14% year-over-year.
