US apartment rents post first positive August since 2022, median $1,390

The national median apartment rent rose 0.1% from July to August 2026, the first positive August reading since 2022, reaching $1,390, per Apartment List (reported by CNBC on Aug 27, 2026). The vacancy index fell for a sixth straight month to 7.1%, and 56.1% of renters renewed leases in Q2, the highest rate in four years.

Why this matters for founders

Stabilizing rents ease cost-of-living pressure for founders in major metros, but a tightening rental market signals rising costs to relocate and house in-office hires, so factor firmer housing costs into relocation and salary offers.
