SBA doubles combined 7(a)+504 loan ceiling to $10 million

Effective July 4, 2026, the SBA doubled the cumulative cap on its two flagship loan programs to $10 million—up to $5M in 7(a) and up to $5M in 504 held at the same time. Previously the combined SBA-backed balance couldn't exceed $5M. The change was announced May 18, 2026.

Why this matters for founders

Growth-stage owners buying real estate or equipment can now stack a 504 loan on top of a maxed-out 7(a), replacing pricier private debt with up to $10M in government-backed financing.
